Site Overview

The land extends to approximately 2.72 acres consisting of an existing quarry and service yard. The land rises south to north, accessed from its southern boundary from Burnley Road. The land is bound by open fields to its north and west, existing residential dwellings beyond Burnley Road to its south, and a mix of residential dwellings and a warehouse to the east. The quarry was previously Leased and quarried, with an obligation to reinstate the quarry on expiry of the Lease. Our clients are currently pursuing the tenant for these works to be undertaken.

The subject site is located on the southern fringes of Warley, approximately 2km north of Sowerby Bridge. The Town of Sowerby Bridge offers a range of convenience retail and leisure opportunities; available by both road and a regular bus service (the nearest bus stop is located on the site’s southern boundary on Burley Road). Halifax, approximately 5km east of the site offers a wider range of convenience and comparison retail and leisure opportunities. The larger conurbations of Leeds (35km) and Manchester (40km) are accessible by a regular rail service from Sowerby Bridge, or the M62 motorway (Junction 24 lies approximately 6km south of the subject site).

Town Planning

Part of the land benefitted from Outline planning consent for up to 25 residential dwellings (TP ref: 19/00483/OUT)), granted by Calderdale Council on 25th September 2019, but this has since lapsed.

The remainder of the site was an active quarry until the previous tenant vacated in July 2021.
